32 Perulpa Dr Lamb Island, 4184 QLD

539sqm Cleared Block with Container & Soil Report

This north-facing 539m² block offers an excellent opportunity to secure a straightforward build site in a desirable location on Perulpa Drive. The land is mostly cleared, with just one tree on the boundary, and is nearly flat with a very gentle slope from right to left.

A 20ft shipping container is included in the sale, providing handy storage during your build. A soil report has already been completed, making it easier to plan for the number of bedrooms and septic system requirements for your future home.

Perulpa Drive is a sought-after waterfront road with waterfront homes opposite, and the potential to capture sea views between houses if you build a high-set home. The street is a no-through road, ending in a conservation zone with a scenic walking track leading directly to the Recreation Club bar and bistro, library, community garden, tennis court, off-leash dog area, swimming and BBQ area, children’s playground and the emergency helicopter landing pad.

Ian Ward Park is also only a short walk in the other direction, where you’ll find water access and another peaceful spot to enjoy the island lifestyle.

This block is centrally located 1.4km from the ferry terminal and Zak's Convenience Store and free from all council overlays – no bushfire, flood, drainage, environmental or landslide overlays – making the building process far more straightforward.

Contact Kat, your local Lamb Island resident agent at Redlands Coast Realty, to arrange a viewing on 0497 887 953. Kat can also provide transport from the 50c passenger ferry and a short island tour. Soil report available for serious buyers.

ABOUT LAMB ISLAND

Lamb Island (Ngudooroo) is the second smallest of the Southern Moreton Bay Islands with excellent fishing, kayaking, sailing and deep water moorings on our doorstep.

We have about 500 residents and a small community feel compared to the larger suburban islands Russell and Macleay. Most people come here for the peace and quiet. The 1km x 2 km island is small enough that it's not necessary to have a vehicle, and many residents walk, have bikes, scooters or use the community-run Lamb Van public transport. Get your local honey, freshly roasted coffee, organic gardening supplies, local artwork and handmade soap from some of the local small businesses on Lamb.

There are many groups and activities to keep you occupied, from Yoga and Pilates classes, Qi Gong, pickleball and tennis, community bushcare days, to trivia nights and pool competitions at the Rec Club.

We have town water (which comes from the aquifer below the great sand island North Stradbroke), electricity, NBN internet, public tennis court (with flood lighting for night tournaments!), playground, BBQ and netted swimming area, off-leash dog park, community garden, free rubbish dump, Rural Fire Brigade, Lamb Island Recreational Club/Bar and a small shop. Eat-in or takeaway meals can be had at the Recreation Club or Zac’s shop.

Woolworths deliver here every day of the week for a small delivery fee. There are essentials such as schools, post office, pharmacies, medical centres, hardware stores and cafes on the neighbouring islands Macleay and Russell which are a free 5 minute inter-island ferry away.

We are just a 50c fare and 21 minute Translink passenger ferry ride to Redland Bay, Brisbane where there is limited free car parking and the Weinam Creek Development is in the pipeline. The vehicle barge now has a 50% subsidy for residents and is only approx $35 each way leaving from Redland Bay, Brisbane. The Island jetties have recently undergone a multi-million dollar major revamp with the addition of a recreational jetty for fishing and temporary mooring of tenders.

The islands are moving ahead and undergoing a building boom which is to be expected for a region only 50 mins to Brisbane City and 50 mins to the Gold Coast.

The secret's out and more people are discovering our beautiful islands and the unique lifestyle they offer.
