LAWD is pleased to present for sale the Wattle Range Portfolio, an institutional-scale portfolio of highly productive agricultural land, located in South Australia’s highly regarded Wattle Range region.

KEY INVESTMENT HIGHLIGHTS:
• The Portfolio comprises approximately 5,485 hectares of freehold land across three aggregations, known as Northern Aggregation (2,769* hectares), Central Aggregation (1,451* hectares) and Southern Aggregation (1,265* hectares), within a 12* kilometre radius, located west of the Penola township.
• Existing forestry plantations will be retained under lease arrangements through to harvest, at which time, comprehensive works will be undertaken, ensuring the land is fully cleared and ploughed prior to investor possession (2027-2030), delivering a derisked transition to productive agricultural use.
• Upon completion of the current proposed remediation, the Portfolio will comprise approximately 4,524 hectares (82%*) of productive agricultural land and 961* hectares (18%*) of native vegetation and support land, positioning it to support a diversified range of high-value agricultural uses, including grazing, cropping, dairy, horticulture, viticulture and future forestry, while offering strong land use optionality, long-term investment flexibility.
• The Portfolio offers inherent land-use flexibility and is ideally suited to diversified agricultural operations at scale, with its overall size, configuration and underlying land and water attributes supporting operation as a single institutional-grade asset or subdivision into three logical aggregations (Northern, Central and Southern), enhancing strategic optionality.
• Benefitted by reliable rainfall (average annual rainfall of 656** millimetres).
• The Portfolio is underpinned by the Gambier limestone formation and an extensive unconfined aquifer, with predominantly flat to gently undulating topography. These attributes support a range of productive agricultural uses, with irrigation and drainage management commonly applied in the region to optimise year-round production.
• An opportunity exists to acquire water rights via the Lower Limestone Coast Prescribed Wells Area, to support potential irrigation development (subject to approvals), noting the properties have benefited from Forest Water Licences via the aquifer. Water licences are excluded from the sale process.
• Existing grazing leases are in place across Neale and Midland Park, with an additional residential tenancy over the one residence located at Neale.
