4 3 2

Inglis Rural Property is pleased to exclusively present the Blue Ribbon 'Bibbaringa', a large scale regenerative farm featuring water, landscape resilience and an environmental story

Comprising 950.7* hectares (2,349* acres), Bibbaringa combines commercial scale, secure water, livestock infrastructure and an impressive homestead plus additional guest accommodation. Two decades of regenerative management have created an efficient grazing platform focused on pasture utilisation, groundcover retention and landscape rehydration.

AREA
950.7* hectares (2,349* acres) across 34 freehold titles.

LOCATION
Bibbaringa combines privacy and scale with practical access to Albury-Wodonga and Holbrook (45*km) via the Hume Hwy, and the agricultural, commercial and transport services of the region. Bibbaringa offers sublime panoramas overlooking Lake Hume toward Albury city.

PRODUCTION & COUNTRY
Bibbaringa currently operates under a regenerative farming system adopting cattle trading and agistment arrangement with an estimated carrying capacity of 450 breeding cows.

The landscape comprises highly productive valleys sown to perennial pastures and clover rising to lower slopes and open undulating grazing country through to sheltered timbered rises and plateaus. Average annual rainfall is 750*mm.

REGENERATIVE MANAGEMENT
Since 2007, Bibbaringa has undergone extensive grazing and landscape development. More than 90 grazing paddocks support planned rotational grazing and pasture recovery, while more than 70,000 native trees and shrubs have been established. Natural Sequence Farming principles are also incorporated which has resulted in a significant improvement in soil quality, soil carbon maintaining 100% groundcover.

WATER
Water is a major feature, with a recently established bore, 2 x 150,000-litre header tanks, reticulating to 44* troughs, a network of spring-fed and catchment dams and Natural Sequence Farming contours, two reservoir dams and modern solar powered stock-water reticulation with remote monitoring sensors.

BIBBARINGA HOMESTEAD & ACCOMMODATION
The significant four-bedroom/three bathroom homestead was extensively renovated in 2008 and is privately positioned amongst mature native gardens. Features include multiple living areas, cathedral ceilings, natural stonework and an all-season screened outdoor room.
The precinct includes renovated four-bedroom Shearers' Quarters/cottage, a separate one-bedroom Woolshed studio and a repurposed Woolshed used for workshops, functions and studio purposes.

IMPROVEMENTS
Working improvements include undercover Proway cattle yards capable of processing approximately 450 cows, two hay sheds, workshop, two silos, stable and tack room, and over 90 paddocks.
