An extraordinary opportunity to secure a long-term waterfront leasehold in one of Forster’s most prominent positions, with substantial infrastructure already completed and approvals in place for a landmark two-level hospitality and tourism development.

Positioned directly over the water at the edge of Wallis Lake, this unique holding has been associated with boating and waterfront activity for generations. The current owner has held the NSW Crown Lands lease for approximately 50 years and is now offering the opportunity to the market as part of his retirement plans.

The Crown Lands lease has recently been renewed for a further 30 years, with the owner advising that it is renewable, providing a long-term foundation for the next owner to complete and realise the approved development vision.

A substantial new wharf structure has already been constructed, including piers, bearers and joists, with decking required to complete the platform. An approved concrete retaining wall is also in place, together with underground water and power infrastructure.

Importantly, the property benefits from approved plans and development documentation for a substantial two-level commercial development designed to take full advantage of its exceptional waterfront position.

Approved Development Concept
Level One
- Approx. 80-seat café
- Bar and function use
- Dive centre
- Commercial boat mooring
- Waterfront and alfresco dining areas

Level Two
- Approx. 140-seat restaurant
- Bar
- Functions and events space
- Extensive waterfront outlook
- Covered and open-air dining areas

The architectural concept incorporates expansive glazing, decks and direct waterfront interaction, creating the potential for a highly distinctive hospitality destination in the heart of Forster.

The development has been designed to capitalise on uninterrupted water views and the location’s close connection to Forster’s established dining, tourism and waterfront precinct.

The site is also positioned at the end of the newly completed waterfront boardwalk extending from Main Beach, beneath the Forster-Tuncurry Bridge and along the Forster foreshore, helping connect the property directly with pedestrian activity through the town centre and waterfront.
