103 & 314 Filmer Road Tintinara SA 5266

Spence Dix & co are very proud to present these two quality adjoining properties "Heathwell" and "Yulong" in the renowned Tintinara region.

The properties are ideally located in 17-18" rainfall district West of Tintinara providing great foundations for a mixed farming
operation with potential for many avenues of income from livestock, lucerne seed production, cropping or hay production.

Well suited for both sheep or cattle with the ability to run as a self-sufficient operation producing grain and hay to support
the livestock operation with very good supporting infrastructure.

The combination of cropping land, extensive dryland lucerne pastures and the fencing and infrastructure improvements have
significantly increased production on both properties at great expense and effort from the vendors.

With both properties being adjacent with their own road access providing options for those seeking a property of scale while also
allowing flexibility for potential purchasers to acquire the farms individually.

This flexibility provides us with the opportunity to offer "Yulong" and "Heathwell"
as a whole or as two individual properties with each property having their own set of improvements,
independent stock water systems as well as two very good homes.

This broadens the range of purchasers' options and affordability levels whilst still being
very appealing to larger buyers and as such all options will be considered.
