118-124 Godfrey Street Boort VIC 3537

Welcome to Boort, The Northern Oasis, home of Little Lake Boort, a stunning paradise in rural Victoria.

Nestled in the middle of the main st is this gorgeous cafe and restaurant with close proximity to Lake Boort, a water wonderland for those who love boating, water skiing, canoeing, sailing, fishing and bird watching. This commercial shopfront offers a prime position with two large street frontages (Cafe & Dining) as well as sidewalk permits for extra dining spaces.

The cafe is a brightly sunlit cheerful space, fully functioning as a commercial dining spot during the day and a restaurant on Saturday nights. A permanent liquor license has been granted for every day use, and a stunning coffee machine stands proudly on the huge front counter with display fridges and pie warmer. The commercial kitchen is multipurpose and currently serves the daily needs of the community and Saturday night buffet, as well as providing prepared meals for NDIS and Aged Care, and individualised catering options. The separate preparation room is well set up for cake decorating, milkshake and cold beverages and a large pantry with further prep area stands behind both cooking spaces.

The dining area is a large open space with modern accessible toilet facilities and is an excellent function area with seating for 50 and children’s play space. This side includes access through to a huge shed for storage, owner parking and rear land access.

The cafe comes complete with a side beer garden for enjoying the current liquor license. A new dishwasher has recently been installed and all fridges are included. Equipment includes gas hot water service, and gas hob with electric oven, as well as two double friers for quick and easy meals. Split systems heat and cool the venue.

The vendor is selling the freehold and the business and this is a prime opportunity to get into the market, continuing the excellent work they have put in, or developing your own business plan.

The property is a solid foundation to which you can improve and make your own.

A list of chattels for a walk in walk out sale are available, and a section 55 is underway to be on file for qualified buyers.

Located 250km northwest of Melbourne and 100km from Bendigo, Boort is the Jewel of the Loddon region with lots of potential!
