1180 BOLONG Road Coolangatta NSW 2535

Framed by Coolangatta Mountain on one side and the broad sweep of the Shoalhaven River on the other, with the coastline at Shoalhaven Heads just downstream, Eleven Eighty occupies one of the most picturesque corners of the South Coast — a setting no money can recreate, anchoring a property no approval process is likely to repeat.

Set on approximately 7,074sqm of established grounds, this is the former Coolangatta Public School, c.1861, thoughtfully reimagined as an acclaimed wedding and events estate, now offered for sale as freehold land and improvements.

At its heart stands the character-filled Old School Hall, opening onto a paved courtyard with stone fountain and festoon lighting. Around it, a collection of spaces built for celebration: the striking black barn housing a purpose-built bar and cool room, a clear-roof marquee setting for up to 100 guests, timber pergola, fire pit circle, Argentine brasero grill and the beautifully kept first-class train carriage that has become the venue's signature.

The accommodation is equally special. The heritage School Master's House sleeps nine across its characterful rooms — green-walled snug with exposed brick fireplace, generous dining room, country kitchen and timber-lined bathroom — while the self-contained Cottage sleeps a further six.

What sets this property apart is what runs with the land: consolidated development consent for a function centre hosting up to 100 guests across 52 functions per year, tourist accommodation and artisan food and drink industry uses, supported by a final occupation certificate issued in 2023. Approvals of this nature would be difficult, costly and time-consuming to replicate today — here, the platform is in place from day one.

Continue the celebrated events operation, create a retreat or boutique accommodation offering, or simply secure a storied piece of South Coast history — minutes from the beaches at Shoalhaven Heads, ten minutes from Berry village, and two hours from Sydney. The operating business may be available by separate negotiation with the vendor.
