'Glenvale'

2314 Cavendish-Glendinning Road, Rocklands VIC 3401

1,159 Hectares (2,864 Acres*)

Held by the same family for an extraordinary 65 years, 'Glenvale' presents a rare opportunity to secure one of Western Victoria's most tightly held and visually impressive grazing properties. Originally part of the renowned Glendinning Pastoral Station and purchased by the Puls family in 1960, this exceptional holding combines reliable livestock production, water security, extensive infrastructure and arguably some of the most spectacular water frontage in the region.

Positioned on highly regarded redgum country, 'Glenvale' boasts an extraordinary 7 kilometres* of privately leased Rocklands Reservoir frontage, believed to be the largest private water frontage on the reservoir. The sweeping water views create a remarkable backdrop to daily farming operations while providing outstanding recreational opportunities and a unique level of privacy and biosecurity, with only two adjoining farming neighbours.

A genuine turn-key farming enterprise, the property is exceptionally well set up for livestock production with extensive improvements throughout. Stock handling infrastructure includes a substantial sheep handling complex featuring covered yards with a holding capacity of up to 3,500 sheep, additional exposed sheep yards, close holding paddocks, well-designed laneways, reliable water systems and quality fencing.

Further improvements include a four-stand woolshed, steel cattle yards and a workshop complete with toilet facilities.
The recently renovated and modernised four-bedroom weatherboard residence enjoys stunning reservoir views from most rooms, providing comfortable contemporary living in an outstanding rural setting. Combining modern convenience with rural charm, the home offers an ideal base for managing the property while taking full advantage of the breathtaking landscape.

'Glenvale' has been carefully developed and maintained, benefiting from an excellent fertiliser history, strong pasture performance and outstanding water security. Additional features include a solar-powered kangaroo exclusion fence along the rear boundary and excellent natural fire protection from the property's northern aspect.

Rarely does a holding of this scale, quality and location become available. With its combination of productive grazing country, extensive livestock infrastructure, exceptional water security and unrivalled Rocklands Reservoir frontage, 'Glenvale' represents a landmark rural offering and a once-in-a-generation acquisition opportunity.
