Willala is a rare combination of scale, productivity, and lifestyle, located just minutes from Goulburn. Spanning 857 acres (347 hectares), this premier holding offers permanent water, extensive infrastructure, improved pastures, cropping potential, and sweeping district views.

Water and Infrastructure:
Water security is a standout feature, with Mulwaree River frontage, a seasonal creek, 17 dams, and a 10-megalitre commercial bore licence. Infrastructure includes an American barn with garaging, workshop, and two-bedroom living quarters/office, a four-bay machinery shed, and brand-new steel cattle yards. Elevated house sites provide scope for a future residence with commanding views over Goulburn City and One Raceway.

Productivity and Carrying Capacity:
Willala delivers exceptional grazing potential, supporting approximately 3200 DSE across the property. Improved pastures total 270 hectares, complemented by an additional 30 hectares of enhanced pastures, with the balance comprising native and lightly timbered country. Current management supports a diverse livestock operation, with modeling for 2026 indicating the property can sustainably carry 220 cows and calves, plus bulls and 20 replacement heifers, seasonal dependent. Presently, a mix of cow/calf and steer backgrounding achieves around 180 AE, reflecting the property's ability to produce heavier turn-off weights.

The eastern half of the property offers winter cropping options, allowing integration into a broader production plan. Pastures are a combination of improved perennial grasses and native areas, providing a highly productive base suitable for a variety of livestock systems.

Lifestyle and Unique Opportunities:
Willala presents a prestigious large-scale holding with genuine productivity and development potential. For motoring enthusiasts, the property's proximity to One Raceway offers a unique lifestyle opportunity to combine rural living, secure vehicle storage, and immediate access to a world-class racing facility.

With strong beef prices driving demand for quality grazing country, properties of Willala's scale and capability are rarely offered. This is a property that delivers capacity, potential, and prestige on the very edge of a major regional centre.
