4 Broomfield Crescent Long Beach NSW 2536

This cleared block is an interesting proposition. With the right plans, there is potential for some great views from your dream home, or alternatively, with a 43-metre street frontage, builders get your design tools out.

The hottest point in the market right now is compact homes - 2 to 3 bedrooms, simple design, affordable to build, and with minimal yard upkeep. STCA, I can see a great opportunity here to fit two on this block with some clever design, which opens up plenty of options for the astute buyer.

Older couples, first home buyers, or those chasing a holiday home type property should all see the appeal here. And with the new build rules from the budget, investors looking to lock in maximum tax deduction would surely rush an affordable new build.

With environmental offsets and tree removal costs what they are today, a cleared, ready-to-build block has to be gold!

Long Beach Estate has a good mix of various homes and is always a popular option, with beaches close by and the CBD of Batemans Bay less than a 10-minute drive away. Whether you are looking to build to live in, holiday in, or invest in, location-wise it's a perfect choice.
