414 & 416 Nebraska Road Killora TAS 7150

Two adjoining waterfront reserve titles offering an extraordinary opportunity to create a truly private Bruny Island retreat, with mesmerising D'Entrecasteaux Channel views, secluded sandy beach access and two thoughtfully designed, DA-approved development visions already in place.

Some properties offer a beautiful outlook. Others offer something much rarer, a genuine sense of escape.

This unique opportunity offers the flexibility to acquire either one title individually, or both together. 414 Nebraska Road comprises 2,285sqm, while 416 Nebraska Road is 2,016sqm, with the two parcels combining to create a substantial 4,301sqm of pristine natural bushland. Set on the shores of the D'Entrecasteaux Channel, remarkably, these adjoining titles offer frontage to Langfords Beach, a sandy stretch of shoreline only accessible by the few neighbouring properties, or by boat. Elevated above the shoreline, both titles capture views across the Channel towards Coningham and Snug, framed by distant mountain ranges and the unmistakable silhouette of kunanyi/Mount Wellington. This is a setting where nature takes centre stage with pristine water, native bushland, abundant birdlife, local wildlife and the ever-changing moods of the Channel. Even explore the possibility of securing a mooring out front for your yacht and enjoy the convenience of the Kettering Marina nearby!

Two DA-Approved Visions, Thoughtfully Designed

A significant amount of work has already been undertaken by the current owners to understand the land and develop two considered visions ready for creation. The two thoughtfully developed sets of architectural plans provide for two independent, stand-alone dwellings, each designed to suit a permanent home, shack or visitor accommodation. The architecture responds specifically to the extraordinary qualities of this unique setting, creating two beautifully considered homes that complement and embrace their surroundings. The concepts are both centred around three things: privacy, views, and nature.

The proposed dwellings have been carefully positioned to provide privacy between them, as well as from neighbouring properties, creating an extraordinary sense of seclusion, and feeling like you're your own private island. Designed to sit naturally within the landscape, the architecture is deliberately sympathetic to its surroundings, with the buildings positioned to maximise the Channel views and create a strong connection with nature. Practicality has also been considered, designed to facilitate straightforward construction while minimising unnecessary building costs without compromising on the outcome.

Most importantly, Development Approvals have been obtained. Extensive professional work has already been undertaken, including geotechnical, wastewater, and environmental assessments, surveying, architectural design and engineering, along with extensive consultation with Council. A builder is also ready to progress the projects. For the next custodian, this represents a significant head start, inheriting the benefit of extensive investigation, professional expertise, design work, and approvals already in place, rather than starting the process from scratch.

Your Own Secluded Beach

Imagine just a few steps from your future retreat a beautiful sandy beach where there are no crowds, no passing traffic, and no public access. A beach for swimming, kayaking, fishing, boating or simply sitting with your feet in the sand. The Channel itself becomes your playground, with opportunities to explore the coastline, enjoy the abundant marine life and shoreline. It's an increasingly rare privilege to have this level of coastal access, privacy, and natural beauty so close to Hobart.

Designed to Make the Most of the Setting

The beauty of these titles lies not simply in the land itself, but in the opportunity to create something that responds specifically to its setting. Architectural visions have been developed with the buildings positioned to look outward rather than dominate the landscape. You'll wake to the Channel stretching before you, watch the changing light move across the mountains and enjoying the sense of privacy that comes from having nature, water, and bushland as your immediate surroundings. Here, the views become the artwork, and the landscape becomes part of the home.

Bruny Island at Its Best

Just a five-minute drive from the seaside village of Dennes Point, the parcels are perfectly positioned to enjoy some of North Bruny's most appealing amenities, including the popular Bruny Island Wild Cafe & Events Venue, boat ramp, and jetty, while remaining wonderfully secluded from it all. Hobart is approximately an hour's drive away, with a scenic and enjoyable 10-minute ferry crossing, making this an entirely achievable weekend escape and/or a remarkable place to call home. And then there is Bruny Island itself, renowned for its spectacular landscapes, pristine coastline, abundant wildlife, artisan produce and relaxed island lifestyle.

An Exceptionally Rare Opportunity

Opportunities to secure one, and/or two beachfront reserve titles with DA-approved development visions and Channel views are exceptionally rare.
