HILL COUNTRY GRAZING / RECREATION PROPERTY

Allambee Reserve is situated in the high rainfall Strzelecki Ranges of South Gippsland, and it is here we present a grazing property offering affordable entry into farming.
Ideal for cattle, sheep and lifestyle pursuits for those who love the adventures of motorbike riding, camping or simply enjoying the views across the valley all the way to the coastline.

A 2 bed, 1 bath modest home in productive garden of fruit and citrus tree's makes for an ideal permanent or weekender home.

The Property is considered undulating to steep grazing, so it is for the considered buyer, the reward is the productive nature of this country in a secure high rainfall district. Run your own cattle or lease out to bring in income.

There is scope here with some considered improvements, nothing a dozer wouldn't make light work of, cleaning out dams, reforming the tracks that run through the property, and fencing where required.

- 69 hectares / 170 acres*
- Undulating to steep grazing with sheltered warm gullies
- Open hill country grazing with 2 paddocks (a hay paddock of approx. 20 acres)

- 7 dams including spring fed (1 dam feeds to a header tank at house for garden and 2 troughs)
- Stock yards with cattle crush, loading race and smaller pens suitable for sheep
- Boundary fencing is good with internal fencing requiring work

- Currently running sheep, and cattle on a low input scale
- Potential carrying capacity guide* 20 DSE / ha 2.5 AE / ha
- Allambee Reserve has an annual rainfall of 1052mm / 42 inches *
- 2 bed, 1 bath home with wood heater, RC/AC set in established garden

- Lock up shedding / workshop with power and a hay shed
- Central location 20 min. to Mirboo North, 35 to Leongatha or Warragul and 1hr 40min. to Melbourne CBD.

There is opportunity here and whilst not considered tractor friendly in most parts it is well suited to grazing cattle and sheep, nature reserve or a weekend 4wd and motorbike riding property with income potential.
