100 ACRES OF PRIVACY, BUSHLAND & FREEDOM - ON RAMORNIE STATION ROAD
Now offered for sale to finalise estate - 853 Ramornie Station Road offers 100 acres of secluded and private bushland just 30 minutes drive west of Grafton City off the Gwydir Highway.
Sealed road access to the road leaves you with about 8kms of good quality dirt road to access the property, just past the historic gates of Ramornie Station. As the crow flies the property is close to the Clarence River, south of the locality of Upper Copmanhurst on the other side.
The land featured a large house until it was destroyed by fire in March 2025 and now has the ruins of the former home, 2 dams, a water tank and outhouse plus an established driveway leading in off the road.
A conservation agreement dated November 2021 is included in the contract. The homesite in the north east corner is unaffected by the agreement.
A development application to build a new home with Clarence Valley Council can be lodged and when approved your choice of legal dwelling can be built STCA. Many buyers also like to take advantage of the flexibility of the RU2 zoning to construct other structures like shelters, cabins and the like.

BUYER FAQ — THE CONSERVATION AGREEMENT
=================================================
Q: What is the Conservation Agreement on the title?
A: It's a voluntary, in-perpetuity agreement registered on the title
between the landowner and the NSW Biodiversity Conservation Trust,
protecting around 24ha of the property's natural bushland. It stays with
the land permanently and transfers automatically to the new owner.
Q: Does this affect where I can build?
A: The existing building envelope and the main access track sit
outside the conservation area, in the north-east corner of the block.
Q: What can't I do in the conservation area?
A: You can't clear native vegetation, farm, graze livestock, build, or
carry out earthworks or subdivision within it.
Q: What can I still do there?
A: You can walk, camp (including campfires), mountain bike, ride horses,
birdwatch and generally enjoy the bushland, collect fallen timber for
heating/camp fires, and carry out weed, pest and erosion control. Small-
scale, low-impact activities like ecotourism or environmental education
are also permitted.
Q: Do I have to pay for or actively manage the conservation area?
A: No. There's no compulsory reporting, monitoring or management cost —
it's a passive protection, not an active land-management obligation.
Q: Is this a biodiversity offset site?
A: No — the agreement documentation confirms it is not tied to an offset
obligation. It's a standalone conservation agreement.
PLEASE NOTE: Buyers should make their own enquiries and this summary is for marketing purposes only. Copies of the contract and conservation agreement are available to any interested party and legal advice from your solicitor or conveyancer should be sought prior to entering into a contract.
