9999 Plain Road Cornella VIC 3551

Situated on Plain Road, Cornella, between Tait Hamilton Road and Peter McEvoy Road, this impressive 312-acre holding presents an excellent opportunity to secure highly productive cropping and grazing country within a reliable high rainfall zone.

The property comprises approximately 312 acres across three well-fenced paddocks, with a dam located in each paddock providing a reliable source of stock water. The gently sloping country allows for good natural drainage while also assisting with rainfall catchment into the dams, making the property well suited to a range of cropping and grazing pursuits.

Livestock infrastructure is well catered for with large-capacity sheep yards offering holding capacity for approximately 1,200 head. A loading ramp provides convenient access for B-Double loading, adding to the practicality of the property for larger farming operations.

A particularly special aspect of this property is its history. The land has been looked after by the Ryan family (no relation of mine) for almost a century, and the time has now come for a new owner to take over and continue caring for this beautiful farming property.

A rocky rise provides an elevated position with magnificent views across the farm and surrounding district, creating an appealing potential site for an off-grid dwelling (STCA). Building permits have previously been obtained for the land, and with significant improvements in solar and battery technology in recent years, off-grid living has become an increasingly practical option for those wanting to establish a home in a peaceful rural setting away from neighbouring properties.

At 312 acres, the property offers enough scale to operate as a productive farming holding while remaining manageable for those travelling from another area. Alternatively, it would make an excellent addition to an existing local farming enterprise.

A quality parcel of productive farming country in a high rainfall district, offering excellent long-term potential for cropping and grazing. With good fencing, reliable stock water, substantial sheep yards and an elevated potential homesite with outstanding rural views, this is a versatile property with plenty to offer both local farming businesses and those looking to establish themselves in the district.
