"Blue Gables", 22 Amaroo Place Yass NSW 2582

With the owner moving to Sydney after 27 years at Blue Gables, this much-loved home is being offered with a clear commitment to sell. For buyers who have been waiting for something with genuine character, space and a setting that feels different from the typical residential home, 22 Amaroo Place deserves an early inspection.

Set high in one of Yass' most tightly held cul-de-sacs, the first thing you notice is the outlook. From its elevated position, Blue Gables looks across Yass and toward the hills in the distance, giving the home a wonderful sense of openness and separation from its surroundings. It is the kind of view you can enjoy every day, whether you are having your morning coffee, relaxing in the lounge or watching the light change across the landscape in the afternoon.

The north-facing orientation is another feature that makes a genuine difference to everyday living. Natural light pours into the home, creating bright, inviting rooms and a warmth that complements the character of its 1950's origins. The current owner nominates the light, the views and the gardens among the things they have loved most about living here.

At the centre of the home, the kitchen is designed for everyday connection. A breakfast and milk bar creates an easy place for children to eat before school, for friends to sit with a coffee or for conversations to continue while dinner is being prepared. Distinctive venting cornices and the home's original character sit comfortably alongside updates completed to the kitchen, bathroom and laundry in 2002/03.

The lounge room is a space you will want to spend time in. With the elevated outlook, abundant natural light and an open fireplace, it has the feeling of a proper family living room rather than simply another room in the house. In winter, light the fire and settle in; through the warmer months, two
reverse-cycle air conditioners and ducted evaporative cooling provide comfort throughout the seasons.

Outside, the gardens are not simply landscaping around the house; they are a major part of what makes Blue Gables special. Established over many years and featuring an exceptional collection of native plants, they create privacy, colour and a sense of calm around the home. There are places to sit, wander, garden or simply enjoy the birds and changing seasons.

The detached cottage gives the property another level of flexibility. Currently used as a library and guest wing, it could become the quiet home office you have been missing, a teenage retreat, creative studio or a private space for visiting family. Having that separation from the main residence means the space can change as your family's needs change.

The 1,732m² parcel is spread across two lots, Lot 10 and Lot 11 in DP 22720, giving you a substantial holding without sacrificing convenience. A three-car garage provides room for vehicles, storage, hobbies or a workshop, while the freestanding spa offers another place to unwind at the end of the day.

And despite the feeling of space and privacy, you remain remarkably close to town. Mt Carmel School is approximately 600 metres away, Yass Golf Club and Yass Hospital are around 500 metres from home, and the Yass CBD is only about two minutes away. It means school runs, golf, appointments, coffee or dinner in town are all close at hand, while Amaroo Place itself remains quiet and private. The owners specifically highlight the cul-de-sac setting as one of the reasons the home feels so peaceful.

After 27 years in the same ownership, Blue Gables is now ready for its next chapter. With the owners committed to their move to Sydney, buyers looking for a home that offers more than just bedrooms and bathrooms are encouraged to inspect early. This is a property about how it feels to live there: morning light, distant views, established gardens, quiet surroundings and the space to enjoy it all.
