An exceptional opportunity to secure a substantial approximately 265-acre Hunter Valley holding combining major workshop facilities, extensive shedding, heavy-vehicle infrastructure, private aviation facilities, significant water resources and two established residences.

Developed over many years by an owner with an earthmoving and contracting background, the property offers a rare combination of land, infrastructure and accommodation that may suit earthmoving, civil, transport, agricultural, machinery, equestrian or other rural-based operators, subject to relevant approvals and permitted use.

The property is configured across two separate holdings, providing flexibility for buyers seeking a substantial owner-occupied base, multi-use rural property or a holding with significant infrastructure already in place.

Major Workshop & Heavy-Vehicle Infrastructure
A standout feature is the substantial workshop complex positioned near the main residence.

Infrastructure includes:
- Large workshop suitable for heavy vehicles and machinery
- Truck service / inspection pit
- Vehicle hoist
- Welding equipment
- Extensive workshop tools and equipment
- Significant machinery and vehicle storage
- Large concrete-floor shed of approximately 18m x 14m near the second residence
- Aircraft hangar
- Additional smaller sheds and outbuildings
- Extensive circulation and storage areas

The existing facilities may appeal to earthmoving contractors, civil operators, transport businesses, agricultural operators and machinery-based businesses requiring substantial space.

Approx. 265 Acres Across Two Holdings
The property comprises approximately 265 acres in total across two separate holdings.

One holding includes the second residence and approximately 90 acres, while the balance incorporates the main residence and a substantial proportion of the property's major infrastructure.

The existing configuration provides additional flexibility for the future, subject to purchaser requirements and all relevant legal and planning considerations.

Private Airstrip & Aviation Infrastructure
A particularly unusual feature is the private airstrip, extending approximately 2,200 feet / 670 metres, together with an aircraft hangar.

For aviation enthusiasts, regional business operators or buyers seeking private air access as part of a substantial rural base, this adds another dimension rarely available in a property of this type.

A Cirrus SR22 aircraft forms part of the broader WIWO offering, subject to final documented inclusions.

Extensive Water & Irrigation Infrastructure
Water is one of the property's major operational features, Glendon Brook runs through the holding and supports an established pumping and irrigation network.

Features include:
- Existing water licence associated with pumping from the watercourse
- Multiple dams throughout the property
- Solar-powered pumping system
- Large diesel irrigation pump
- Approx. four-inch irrigation main
- Valve-controlled dam filling system
- Approximately 80 acres with irrigation capability

The established water infrastructure provides a substantial foundation for livestock, pasture management, agriculture and broader rural activities.

Two Established Residences
The property includes two substantial homes, creating flexibility for owner accommodation, extended family, management, staff or other approved uses.

Main Residence
- Renovated Federation-style home
- 3 bedrooms
- 2 bathrooms
- Air conditioning
- Solar power
- Three-phase EV charger

Second Residence
- Brick residence
- Approximately 12 years old
- 4 bedrooms
- 2 bathrooms

The dual-residence configuration is particularly well suited to owner-operators, multigenerational families or buyers requiring separate accommodation on site.
