1635 Clifton Leyburn Road Ellangowan QLD 4361

Webster Cavanagh Rural are proud to present 'Koondooloo', 1635 Clifton Leyburn Road, Ellangowan, to the market for sale via Expressions of Interest closing Monday 23rd November 2026 at 12 noon.
Aptly named, 'Koondooloo' means "place of many waterholes", and it lives up to its name. Set where the Condamine River meets Kings Creek, this productive irrigation and dryland farm comprises 270.609 ha (668.68 acres) across seven freehold titles, backed by 75ML of licensed water, quality alluvial soils and solid infrastructure throughout.
With succession planning requiring a sale, the owners are offering a rare chance to secure a proven Darling Downs operation with genuine water security.
Location

'Koondooloo' fronts the sealed Clifton–Leyburn Road at Ellangowan, in the heart of the Darling Downs. The location offers easy access to grain receival, livestock selling centres and the services of Clifton 17km (approx.) and Toowoomba 65km (approx.), while retaining the privacy of a genuine working farm.

Land and soils
The country is the backbone of this offering. Deep alluvial soils built up over time by two watercourses give the farm strong moisture-holding capacity and the flexibility to run a winter and summer cropping program.
• 270.609 ha (668.68 acres) across seven freehold titles
• Kings Creek and Condamine River alluvial cracking black soils
• Currently supporting barley, wheat and canola

Water and irrigation
Water is what sets 'Koondooloo' apart. With 75ML of licensed water from two separate sources, a modern pivot and the ability to irrigate from either the creek or the bore, the property offers a level of security that is increasingly hard to find.
• Approximately 4.3 km of Condamine River frontage
• Approximately 4.2 km of Kings Creek frontage
• 35ML Condamine alluvial groundwater licence
• 40ML Kings Creek water licence
• Kings Creek is a reliable, near-permanent water source
• 5-span Valley centre pivot, with up to 30 ha coverage and AgSense telemetry for remote monitoring and control
• 7.5 kW Davey creek pump
• Equipped irrigation bore with a 5.5 kW submersible. The pivot is set up with dual nozzle packages, so it can run from the bore alone when the creek pump is off.
• A second irrigation bore (unequipped) and a house bore, offering scope for further development

Homestead
The renovated family home sits in established, well-kept gardens and offers year-round comfort, with generous living spaces and room to work from home.
• 3 bedrooms, 2 bathrooms, plus a dedicated home office
• Large lounge and open-plan kitchen and dining
• Renovated in 2005/06 and presented in good condition
• Reverse-cycle air conditioning to the kitchen, lounge, master bedroom and office
• Fireplace for the cooler Downs winters
• Large entertaining deck overlooking the gardens
• Independent domestic water: solar pump from the creek to a 5,000 gal header tank, pressure-fed to the house and garden, plus 2 × 5,000 gal rainwater tanks

Infrastructure
The infrastructure is practical, well maintained and largely modern, with recent investment in grain storage and shedding. It allows grain to be held on farm and marketed on your own terms.
• Workshop, 18 m × 8 m, with side awning
• Machinery shed, 18 m × 12 m
• High hay shed, 16 m × 12 m
• Low hay shed, 18 m × 13 m
• 502 tonnes of on-farm silo storage: 2 × 126 t, 2 × 75 t and 2 × 50 t, built 2020–22
• Cattle yards
• Five-barb fencing on the east boundary
• Electric fencing below the creek line, run by a 240 V energiser

Crops
Barley, wheat and canola are currently planted. The vendor retains these crops and expects to harvest before the campaign closes, so the incoming owner can step straight into their own program. Weather permitting, sorghum will be planted for the new purchaser. Cropping history, yields and fertiliser records are available to genuine buyers on request.

Why 'Koondooloo'
• Approximately 8.5 km of combined Condamine River and Kings Creek frontage
• Two licensed water sources totalling 75ML
• Productive alluvial cracking black soils
• Modern pivot irrigation with telemetry
• 502 tonnes of on-farm grain storage
