Rothvale & Hunter Habit Cottages - Hunter Valley Wine & Tourism Business

Situated in one of Pokolbin's most well-regarded vineyard precincts, Rothvale Winery presents a substantial and well-established wine, tourism and landholding opportunity within the heart of the Hunter Valley Wine Country.

The property comprises approximately 88 acres and includes an established modern winery with a production capacity of approximately 120 tonnes. The Rothvale Vineyard is planted to Cabernet and Shiraz and is supported by on-site water storage and irrigation entitlements.

The winery is fully functional and is currently leased to an operator, providing continuity of operation and immediate income. In addition, the property includes five separate self-contained tourist accommodation cottages, offering an established accommodation component that complements the winery and cellar door operations.

Rothvale occupies a prime position along a popular Hunter Valley tourist route, benefiting from strong exposure and accessibility. A cellar door wine sales facility is currently unused but could easily be re-opened or leased out.

With its scale, infrastructure, zoning and location, the property offers significant scope for further development and expansion, including growth of wine production, cellar door operations, accommodation or broader tourism-based uses (STCA).

Rothvale represents an opportunity to acquire a well-located, operational vineyard and winery holding, providing an immediate entry point into the Hunter Valley wine industry with flexibility for future growth and value enhancement.
