235 Kandanga Imbil Rd Kandanga QLD 4570

Trevor Grady of Tom Grady Real Estate is privileged to present 235 Kandanga Imbil Road, Kandanga - a substantial and highly productive rural holding that has remained in the same family for an extraordinary 80 years.

Now offered to the market for the first time in generations, this impressive 75.03-hectare (approximately 186-acre) property represents a unique opportunity to secure an established macadamia enterprise, multiple dwellings, extensive farming infrastructure and productive grazing country in the heart of the sought-after Mary Valley.
Positioned within one of the Sunshine Coast Hinterland's most desirable rural districts, the property combines agricultural productivity with outstanding lifestyle appeal, magnificent views and convenient access to Gympie, the coast and major centres.
Whether your focus is commercial agriculture, macadamia production, cattle, lifestyle or a combination of all these, this property provides a firm foundation with genuine scope for the future.

THE LAND
Set across undulating country rising to elevated areas, the property enjoys a prized northerly aspect and spectacular 360-degree views across the surrounding Mary Valley landscape.
The land offers an excellent combination of established macadamia production and grazing country, with gentle elevations, improved pastures and ample space for livestock.
The plantation has been secured with a pig-proof perimeter fence, providing an added level of protection and helping maximise the potential of the established macadamia enterprise.
With its elevated position, northerly exposure and productive country, the property provides an exceptional environment for both agricultural pursuits and rural living.

AGRICULTURAL OPPORTUNITIES
At the heart of the property is an established macadamia plantation, comprising approximately 5,000 trees, with an average age of around 19 years.
Trees are planted in an efficient 8m x 4m configuration, providing practical access for maintenance, harvesting and ongoing management.
The orchard is supported by twin fertigation lines, with water distributed via underground mains and supplied by a 40hp Perkins diesel engine and pump.
While there is established infrastructure already in place, this property provides an opportunity to explore further development and expansion in other agricultural activities.

TWO DWELLINGS
Adding considerable versatility to the property are two separate three-bedroom residences, providing options for family living, farm accommodation, extended family or staff.
The primary residence is a character-filled Queenslander-style home, constructed with timber framing and weatherboard cladding. High ceilings, tongue-and-groove walls, French doors and wide verandahs capture the timeless appeal of traditional Queensland architecture.
The home comprises three bedrooms, an office and separate sleep-out, with the wide verandah providing the perfect place to relax and take advantage of the cooling summer breezes and peaceful rural surrounds.
The second residence is a more modern steel-framed three-bedroom home with Hardiflex cladding, complemented by a beautiful verandah positioned to take full advantage of the property's stunning elevated outlook.
The combination of two homes provides an attractive proposition for those seeking multi-generational living, additional accommodation or a residence separate from the main family home.

FARM INFRASTRUCTURE & MACHINERY
A substantial timber-framed machinery shed provides generous space for storing equipment, machinery and tools required to operate the property.
An option of the sale is the inclusion of an extensive range of farming machinery and equipment, allowing a purchaser to continue the existing agricultural operation with a significant amount of essential equipment already in place, including:
• Deutz 100hp 4WD tractor - approximately 8 years old
• 75hp skid steer - approximately 2 years old
• 2.4m harvester and dehusker
• 2,000-litre dual-fan air blast sprayer
• 2.4m side-shift mulcher
• Sorting equipment
• Approximately 12 tonnes of storage capacity
Further infrastructure includes two large dams, providing valuable water storage, as well as steel cattle yards supporting the property's livestock potential.

A PROPERTY OF SCALE, PRODUCTIVITY & POTENTIAL
Properties combining an established macadamia enterprise, substantial acreage, multiple residences, extensive infrastructure and quality grazing country are rarely offered to the market - particularly with such a significant family history attached.
Enjoy wide-open rural landscapes, elevated views, space and privacy, while remaining within easy reach of essential services and some of the Sunshine Coast Hinterland's most popular destinations.
Conveniently located approximately 25 minutes from Gympie, 45 minutes from Noosa and around 2 hours from Brisbane, the property offers the rare combination of rural seclusion and accessibility.

After 80 years in the same family, 235 Kandanga Imbil Road is ready to begin its next chapter.
