236 Princes Highway South Nowra NSW 2541

236 Princes Highway South Nowra represents an opportunity with highway frontage potential here with two tenants already in place and roughly two more hectares that could be developed by an owner occupier or for more tenants. The whole property is 4.07 hectares with approx 80m frontage to the highway.

South Nowra has already become a commercial hub and with E3 & Zoning this site is primed for further development.
The majority of the block is E3 Productivity Support with a small amount at the rear being C2 Environmental Conservation.

Currently the site is split over two tenancies with a gross income of $223,662 ex GST while there is plenty more land ready to be developed with the fill already in place. A proposed link road could happen in the future which would ease subdivision and add two street frontages if it was to go through.

With all of the road upgrades of the Nowra Bridge, Berry & Albion Park Bypass, Nowra has the first commercial properties on the Highway South of Sydney. Both the Navy & Correctional Centre have gone through major expansions in the region recently further adding to the Commercial viability of the location.

**Please note some of the fences at the rear of the tenancies have moved since these images were taken.
