400 Castle Road Nillup WA 6288

Set amongst the natural beauty of Nillup, this exceptional rural holding of approximately 53.95 hectares (133 acres) offers a wonderful combination of productive grazing country, substantial infrastructure, significant native bushland and a beautifully crafted character home.

With approximately 80 acres of cleared pasture divided into four well-fenced paddocks, the property has been thoughtfully established for practical rural living. A central farm road provides easy access from the main entrance through to the machinery and hay shed and cattle yards, making the movement of livestock, vehicles and equipment straightforward and efficient.

The land incorporates a diverse mix of black sand, sandy gravel and rich loam soils, providing a productive foundation for grazing and fodder production. The property has a proven history of productivity, with the rear paddock producing approximately 86 rolls of hay in the previous season.

Water & Natural Landscape

Water is well catered for with an established dam providing an important water source for the property, while a substantial 90,000-litre concrete rainwater tank provides additional water storage for the residence and workshop.

Within the native bushland is a natural water soak, adding to the property's environmental interest and seasonal character. The soak is not connected to the property's water infrastructure and sits naturally within the surrounding bushland.

Approximately 50 Acres of Native Bushland

One of the defining features of the property is the approximately 50 acres of A-Class Reserve bushland, providing a remarkable natural setting and an abundance of native flora and fauna.

Mature Jarrah, Marri and Redgum trees are complemented by Grass Trees, Banksias and native orchids, creating a diverse and visually striking environment. Walking tracks and natural clearings provide opportunities to explore and enjoy this special part of the property, while the bushland provides an exceptional sense of privacy, tranquillity and seclusion.

A private bush humpy nestled amongst the native bushland provides additional flexibility for guests or family.

A Home Full of Character

Built in 2000 by the current owners, the main residence is a substantial rammed earth/gravel brick home with a Colorbond roof, showcasing the craftsmanship and individuality of an owner-built property.

Extensive Jarrah timber features throughout the home, adding warmth and character, while the solid construction and thoughtful design create a comfortable home that sits beautifully within its rural surroundings.

Perhaps one of the home's most appealing features is the wide verandah wrapping around all sides of the residence. Supported by natural bush poles and finished with brick paving, these generous outdoor spaces provide multiple areas to relax, entertain and enjoy the changing seasons.

From the verandahs, views extend across the gardens, dam, paddocks and surrounding bushland, creating a seamless connection between the home and its natural setting.

Inside, the home offers three well-separated bedrooms, two bathrooms and multiple living zones. The main bedroom enjoys peaceful garden outlooks and features a semi-ensuite and generous walk-in robe, while the secondary bedrooms provide privacy and versatility. The third bedroom has direct access to the verandah and includes built-in storage, its own sink and cabinetry.

The central living and dining areas are particularly impressive, with soaring vaulted Jarrah-lined ceilings, large picture windows and abundant natural light. Cork flooring complements the earthy character of the home, while a slow-combustion wood fireplace and ceiling fans provide comfort throughout the seasons.

Country Kitchen

At the heart of the home, the country-style kitchen is both warm and inviting, featuring beautiful timber cabinetry and a central timber island bench, complemented by a walk-in pantry, gas freestanding cooker, dual rangehood and dishwasher.

Positioned to take full advantage of its northern aspect, the kitchen enjoys beautiful views across the paddocks and beyond, creating a wonderful outlook to accompany everyday living and entertaining.

A wood oven connected to the Solarhart hot water system via a water jacket adds a wonderful country touch, with an electric booster available when required.

The home is well insulated with a combination of ceiling batts and Anticon insulation, complementing the home's solid construction and thoughtful approach to year-round comfort.

Extensive Rural Infrastructure

For those seeking a property that is ready to function as a working rural holding, the infrastructure is impressive.

A substantial 25m x 10m four-bay machinery and hay shed forms the operational heart of the property, providing significant space for machinery, equipment and hay storage.

Close to the main residence is a 9m x 6m workshop, complete with power, concrete flooring and dual roller door access.

The property also features well-positioned cattle yards, electrified fencing and the central farm road connecting the key operational areas.

Combined with the established paddock system, productive soils, hay production and established water infrastructure, the improvements provide a practical and highly functional foundation for a rural lifestyle.

A Property With Soul

There is something particularly appealing about a property that successfully combines productive farmland with the beauty of an established natural environment, and 400 Castle Road delivers exactly that.

Here, approximately 80 acres of productive pasture sit alongside approximately 50 acres of native bushland, creating a diverse landscape where farming, nature and lifestyle coexist.

Add the character-filled rammed earth home, extensive verandahs, private bush humpy, substantial sheds, cattle infrastructure and established water systems, and this is a property offering far more than simply acreage.

The property's location adds another layer to its appeal, positioned within easy reach of the Blackwood River, Karridale and Augusta, while still enjoying the peace, privacy and space that comes with a substantial rural holding. The surrounding South West landscape provides an enviable lifestyle, with rivers, forests, coastline and regional townships all within reach.
