47 Main Street Sheffield TAS 7306

This property would have to be considered to hold one of the prime positions in the heart of Sheffield. Established (Circa 1900) originally as a family residence the property has morphed in recent years as a prominent business premises predominantly operating within the hospitality industry among Sheffield's Café scene. Set on 404 square metres the building covers a generous 357 square metres of floorspace with sufficient off street parking for 4 vehicles (2 secure).

47 Main Street with its mural façade, street front al fresco areas has immediate street appeal – with its views of Mount Roland and minimal walking distance to all other Sheffield attractions, services and amenities make the location pretty perfect especially with Sheffield being the gateway for so much of northern Tasmania’s tourist trade. The numbers of guests walking the streets visiting many of the mural displays and guest venues while in town only complements and enhances not just this location but all the business community. The property presents enormous opportunity and versatility for a new owner and for the next chapter in the property evolution. The building can be utilised as a residence/business combination or purely for business purposes. It could be re-opened as a hospitality venue or be repurposed for a range of differing business combinations and opportunities.
Easily divisible and with a large seating capacity the floorplan allows for very versatile catering or shopfloor options.

For a new owner wishing to revisit a hospitality opportunity, the vendors would be happy to provide the benefit of their experiences while operating Fudge ‘n’ good Coffee. While the property is not available on a lease basis the vendors knowledge and experience may be an invaluable resource to a new owner particularly that may be relocating from out of area. Existing infrastructure includes Daiken reverse cycle air conditioning, monitored security system, fully networked security system with point of sale system integrated, multi room audio and visual screen entertainment system, wheelchair access and disability service bathroom facilities. Other upgrades between 2017 and 2022 include now roofing, new hot water cylinder and floor coverings to hallways and office.

Much of the infrastructure remains in place to enable a business operator to set up and commence operations within a relatively short period of time and allowing for any council approvals/permits that may be required for a new business to operate and for any changes a new owner may wish to incorporate. The property has had upgrades made from its original family home layout made in 2012 and 2022 but still retains the original period charm that has always been a focal point and attraction. The layout allows for versatility of use and with a few modifications could again be used for residential purposes with a business component whether it be as a central guest house for tourism with a hospitality component, or a suite of offices catering for local business stand alone or alongside; the limit is simply imagination and of course, budget.

Sheffield is a thriving rural and tourism community, merely an hour from Launceston airport, 30 minutes from, Latrobe, Deloraine, Ulverstone and Devonport and the Spirit of Tasmania ferry terminal, 35-40 minutes from Cradle mountain to make mention of commutes. Sheffield has schooling from early education to Year 12, and boasts the school farm. Other attractions include Lake Barrington for recreation and includes the international rowing course, ski club, boating and fishing opportunities. There are too many opportunities to list but so much to explore.

Don’t miss this opportunity to view and purchase a piece of Sheffield’s history and make it part of your future. The opportunities are endless, the potential is enormous.

The vendors are motivated to see new owners move in impose their vision on their property and contribute to the Sheffield community and economy. Ideally new owners would take over and be ready to test the waters by the Spring season and before the tourism season gets into full Summer swing to allow bedding in of systems and routines. The vendors are happy to consider what they believe to be reasonable formal offers.
