5.6% Return on Investment - House, Factory, Unit, & Shed on 3 Acres

Positioned on the boundary of Woodvale and Sailors Gully, this unique three acre holding comprises a house, factory, unit, and large storage shed. Each can be leased separately for a combined rental return in the vicinity of $79,000 per annum – equating to a 5.6% yield at the indicative selling price.

A shared bitumen driveway turns to a common hardstand yard. The main switchboard provides current-transformer metering and delivers 3-phase power to the factory via 160-amp cabling.

Factory:
Currently leased to an automotive business, the factory retains infrastructure from its former use as a registered food premises for the extraction of honey, including in-floor pallet scales, washout room and vat.

The drive-through layout with 3.9m clearance offers excellent functionality, supported by LED lighting, a manager's office, bathroom and mezzanine.

The securely fenced yard includes dual double gates enabling full semi-trailer circulation and ample space for outdoor work space, vehicle parking and container storage.

House:
In excellent condition the weatherboard home on concrete stumps offers three bedrooms plus a study and has been consistently popular with renters over the years. The main bedroom features a walk-in robe and ensuite, while the other bedrooms include built-in robes. There is also a small storage shed, and a double carport.

Shed:
A generous shed with three roller doors, and a sliding door with 3.3m clearance. The building is ideal for leasing as secure storage for caravans, boats, trailers and similar assets on a fixed term. Or you may retain this space for your own secure storage.

Unit:
A two-bedroom unit with both fixed and free-standing robes, single carport, single garage, covered front and rear outdoor areas, workshop space and storeroom. The unit has also been popular with renters over the years.

A terrific option for those looking for an attractive return on investment, with the added advantage of future business owner-occupation of the factory and the option to live on site.
