22 Acres | Truffière | Lake Views | Pool | Excellent Shedding

Set behind a magnificent walnut-lined driveway and framed by beautifully landscaped gardens, MONTAMARIA presents a rare opportunity to secure an exceptional lifestyle estate where luxury living, productive farmland and views over Lake Corangamite combine seamlessly.

Spanning approximately 22 fully fenced and watered acres, plus an additional 5 acres of leased lake frontage (STT), the property boasts exceptional water security with a licensed irrigation bore, stock and domestic bore, and extensive rainwater storage.

A standout feature of the property is its established 20-year-old truffière, a rare and valuable agricultural asset that sets MONTAMARIA apart from traditional lifestyle holdings. Mature and well-established, the orchard offers the opportunity to continue producing one of the world's most highly prized culinary delicacies while benefiting from the property's secure water infrastructure. Whether pursued as a boutique income stream, a passion project or simply enjoyed as part of the estate's unique character, the truffière adds a level of exclusivity and potential seldom found in rural properties of this calibre.

At the heart of the property is a substantial two-storey brick veneer/rendered residence featuring double-glazed windows, central heating and cooling, a solid wood heater and a spectacular enclosed atrium. Complete with exposed aggregate concrete, a tranquil pond and access from the kitchen, lounge and theatre room, this unique space creates a stunning focal point for everyday living and entertaining.

The home offers four spacious bedrooms and three bathrooms. Downstairs includes three bedrooms with built-in robes and ceiling fans, including a guest suite with walk-in robe, ensuite and direct verandah access. The centrally located kitchen features stone benchtops, gas and electric cooking, wall oven, near-new drawer dishwasher and adjoining formal dining room.

A welcoming lounge with timber feature wall, wood heater and underground cellar adds warmth and character. Occupying the upper level, the private master retreat offers a walk-in robe, ensuite, sitting room and stunning western views across the property toward Lake Corangamite, complemented by electric external shutters.

Outdoor living is equally impressive, with a new self-cleaning 10 meter swimming pool surrounded by landscaped gardens and secure fencing. The adjoining pool house features a concrete floor, wood heater and power, creating the ideal year-round entertaining space.
Exceptional shedding includes an 11m x 10m lock-up shed with concrete floor, kitchenette, bathroom facilities, cool room and mezzanine storage, a four-bay open-fronted shed with workshop and power, plus a two-bay carport.

With Satellite NBN, outstanding infrastructure, productive land and two titles to be sold as a whole, MONTAMARIA is a truly unique lifestyle property offering privacy, prestige, income potential and rural excellence on the doorstep of one of Western Victoria's most iconic landscapes.
