Tattersalls Lane Moormbool West VIC 3523

Elders Rural Services is pleased to offer 586* acres (237* ha) of undulating and highly improved mixed farming country

First selected by the Finnigan family and improved ever since, this property has been built up over decades. The timber was cleared and the stone picked by hand. The original shallow dams have been replaced with large, deep dams, and the fencing has been progressively renewed. In recent years the work has gone into the soil, with repeated gypsum and lime applications followed by direct-drilled perennial ryegrass and clover along with a section of oats.

The country is gently undulating, with higher ground that gives stock shelter and somewhere dry to stand in a wet season. It has run merino ewes and finished lambs, and has also grazed and harvested a variety of grain crops.

The layout makes the place easy to work. Eight main paddocks of 30 to 100* acres, each with double-gate machinery access, op onto a one-chain central laneway serviced by troughs. Sheep can be held in the lane and walked straight into the shed, and the whole operation can be run by one person.

The dams have held through the dry years, including a large, deep dam and a road-catchment dam with banking.

The sheep handling setup is a standout. A three-stand insulated shearing shed holds 450* sheep undercover, alongside a covered handling area with a roll-down door, sheep handler and drafting pens, so drenching, feet and drafting can all be done in one pass.

Properties held and maintained to this standard are rarely offered in the district.
