32 Carawatha Road Parkerville WA 6081

Character, creativity and room to spread out. This original brick and tile cottage on a near-quarter-acre corner block in Parkerville has the lot, and then some.

Step inside and the warmth is immediate. Polished wandoo floors run underfoot, bold colour fills the rooms and two wood-burning stoves promise cosy Hills winters. The kitchen is full of personality, with a live-edge timber bench, corrugated-iron cabinetry, a freestanding gas cooker and a hanging pot rack, and it opens to the living areas, including a music room where a wall of French doors leads straight out to the deck.

And what a deck. Added to the rear of the home and sheltered by a high timber-framed roof, it is reached from both the music room and the master bedroom, so it feels like part of the house. It is an outdoor room in its own right, with space for a long dining table, a lounge setting and plenty of friends. Best of all is the outlook: the deck faces north over the wooded valleys and hills that make Parkerville so sought after, and it catches the sun on the home's sunny side. Entertain a crowd, laze in the winter sun through the day, or sit out under a star-filled sky once the sun goes down. Underneath, the undercroft has been turned into a games room and teen retreat.

The main house offers four bedrooms. The master, looking directly over the deck through French windows and the trees and wooded Parkerville slopes is a perfect retreat, with its ensuite with a walk-in shower and a live-edge timber vanity. Out the back, the donga offers flexible accommodation akin to a bedsit, suitable for visitors over a long weekend, or the teenager who wants their own space.

Next - musicians, take note - a 15m x 5m Colorbond shed has been transformed into a full recording studio with separate control room, all completely acoustically isolated. It is reverse-cycle air-conditioned, so practice stays comfortable all year. The property doesn't include all the audio gear, but the bones of what's available would be a great perk for the next John Williams or Adam Brand!

Practical comforts are covered too. Evaporative ducted air-conditioning keeps the main house cool through Hills summers, and the granny flat has its own wall-mounted Kelvinator type cooler unit. New septic tanks and leach drains were installed when the deck was built, there are carports at both the front and rear, and as a corner lot it has easy access to the back of the property. Lawns at front and rear give kids and pets room to run.

With around 164m² of living in the original cottage (excluding the granny flat and studio) on a block of approximately 980m², this is Hills cottage living with space for the whole family, and a lot extra for the creative soul!
