346 Roiko Road Mareeba QLD 4880

Located just five minutes from the Mareeba CBD, this truly unique 100-acre property offers an exceptional blend of lifestyle appeal, established orchard infrastructure and future farming potential.

Spanning approximately 100 acres, with around 80 acres of quality arable soils, this unique property offers the scale, water security and location that are increasingly difficult to find so close to town.

One of the property's most captivating features is its approximately 1.3 kilometres of Granite Creek frontage, providing a scenic natural boundary and a constant reminder of the lifestyle on offer here. A substantial 133ML water allocation pumps directly from Granite Creek and feeds an underground PVC irrigation mainline servicing both existing plantings and further development areas.

Currently planted with Keitt mangoes (200 trees), Fai Zee Siu lychees (350 trees) and mixed tropical plantings (approx. 35 acres), the property offers a foundation for buyers wishing to rejuvenate or expand production. Around 30 acres is presently fallow, providing immediate scope for additional cropping. The soils across the property include productive red earths and sandy loams developed from decomposed granite, well suited to a wide range of horticultural crops including mangoes, lychees, citrus, avocados, bananas, macadamias and vegetables.

The main residence is a three-bedroom block and timber home featuring timber floors, timber benchtops, louvered windows and French doors opening onto multiple decks and a tiled alfresco area. A second cottage (requiring repair), horse round yards and a hardwood gazebo overlooking a small waterfall on Granite Creek add further charm and lifestyle appeal.

A detailed equipment inventory is available upon request, including filtration and fertigation infrastructure, a range of farm equipment including a cab 4wd tractor, excavator and various Kubota tractors and other machinery - allowing incoming buyers to step straight into operating the property.

Other improvements include:
• Extensive covered workspace/ large machinery shed with 3-phase power
• Cold room (approx. 2.5m x 2.5m)
• Former tobacco stringing room with potential for further modification

With around 80 acres of arable soils, strong water security and a location just minutes from town, properties like this are tightly held and rarely offered. A property rich in character and opportunity — whether you wish to farm, rejuvenate the orchard, or simply enjoy a spectacular creekfront lifestyle.

* Note: A number of trees appear overdue for pruning and some areas may ultimately be cleared to allow for more commercially structured planting layouts, offering incoming buyers flexibility to reshape the property to suit their farming objectives. The property is being sold on a WIWO (Walk In Walk Out) basis and no production figures or financial records are available. Buyers should undertake their own enquiries regarding the current or potential productivity of the farm. If GST is applicable to the sale, it will be payable by the purchaser in addition to the purchase price.
