35 Georges Road Barrabool VIC 3221

Set on 8.88ha - 21.93 acres approx. in Victoria's sought-after Barrabool Hills, this property combines architectural design, energy efficiency, and a peaceful rural lifestyle on farmland perfect for viticulture or olive groves.
Designed by acclaimed architect Sally Draper and built by a renowned local builder with the feature rammed earth walls constructed by Rick Lindsay of Earth Structures, the home offers outstanding thermal performance and durability. North-facing and designed to capture winter warmth while remaining cool in summer, the home includes four bedrooms, two bathrooms, a study and two living areas, with stunning panoramic views over the Barwon Valley to the You Yangs and Brisbane Ranges.
The chef's kitchen, designed by Ian Wilson (architect and founder of The Source in Geelong), features a 1.5 Wolf stove with Quasair exhaust, stainless steel and concrete benchtops, and Jarrah details reclaimed from Station Pier. A large walk-in pantry, wine storage, mudroom, and laundry complete the practical layout.
Comfort is assured with hydronic heating powered by a heat pump, reverse-cycle air conditioning upstairs, and a Cheminees Philippe wood burner in the main living area.
Outdoors includes a bore-fed dam, large shed, north-facing alfresco and rooftop terrace, and an excavated area ready for a tennis court or the perfect marquee setting for private celebrations and weddings. An established orchard, 125 years old approx. almond trees and mature elms enhance the landscape.
Geelong College, St Joseph's, and Kardinia International College are within easy reach, and the Barwon River-a stone's throw away-offers scenic walks, kayaking, and endless serenity. Located just four minutes to the Ring Road for swift access to Melbourne (under an hour), ten minutes to Highton Village, and fifteen minutes to Geelong and Waurn Ponds, this sanctuary balances seclusion with connectivity.
