81 High Street Elmhurst VIC 3469

Set in the quiet little hamlet of Elmhurst, right in the heart of the Pyrenees, this original home is neat as a pin and offers an affordable opportunity to enjoy a relaxed country lifestyle within easy reach of everything the region has to offer. Surrounded by wineries, mountain trails and picturesque countryside, Elmhurst is also conveniently positioned for access to Ballarat and Melbourne, while the newly reopened Elmhurst Hotel is quite literally just a stone's throw away.

The original three-bedroom fibro-clad home is neat and tidy throughout and offers plenty of scope to add your own touches. With the addition of the rear bungalow and extra living spaces, the property could comfortably provide three to four bedrooms with some minor improvements.

The home features a compact, functional kitchen, while the generous rear lounge provides plenty of room to relax and opens onto a concreted undercover rear porch. At the back of the home there is an additional bedroom and a split-level area providing further living space, making the floorplan surprisingly versatile for its size.

Comfort is well catered for with a wood heater and split-system air conditioning in the front lounge and dining area, along with gas cooking and instant gas hot water. The bathroom is neat and practical with shower and vanity, complemented by a separate toilet.

Outside is where this property really starts to show its versatility. A substantial 10m x 11m shed/workshop provides excellent space for vehicles, storage, hobbies or the home handyman, with an adjoining woodshed and convenient rear lane access. There is also a single lock-up garage with the additional bungalow positioned to the rear, plus a single carport with doors.

A separate lined and plastered hobby or craft room provides an ideal space for anyone looking for a dedicated work area, studio or additional storage.

The established gardens add plenty of country charm, with fruit trees, vegetable patches and established plantings surrounding the home. A front porch, concrete driveways and external block-out blinds add further practicality.

With its combination of character, shedding, established gardens and genuine scope to improve, this is a property that offers plenty of possibilities in one of the Pyrenees region's quieter and more picturesque communities.
