NOW SELLING

This is an sensational first home proposition located in the quiet residential pocket between the port and the beach, where the Indian Ocean is a short run away and the grain silos mark the horizon. From the air the block reads clearly: a white house under a grey roof, solar on the northern pitch, a brick paved yard, and a big timber framed shed opening to the rear.

The house has been fully renovated and it shows from the street. White walls, a clean grey tiled roof, a rendered chimney, and a set of grey steps up to the entry. White pebble and low planting hold the front, with an olive tree on the boundary and mulch running down the side. Nothing is tired. The paint is fresh, the lines are straight, and the place looks looked after.

THINGS YOU SHOULD KNOW

Inside, polished timber runs through the living rooms and catches the light off the sliding doors. The main living space opens almost the full width onto the brick patio, with a split system on the wall, a ceiling fan overhead, and room enough for a proper lounge without crowding the doors. A second living room sits off the hall, also on timber, with its own fan, a wide window, and a door out. Simple rooms, finished properly.

The kitchen is white and practical. Flat panel cabinetry, a yellow benchtop, a gas cooktop under the rangehood, and a window over the sink that looks back to the yard. Open shelves sit above the bench. A second window brings light in from the side. It is not trying to be a show kitchen. It is a working kitchen in a house that has been brought up to date and left easy to live in.

Three bedrooms. The main one takes a full wall of built in robes, cream doors with timber pulls, a ceiling fan, and a window onto the olive tree. The others are clean, white, and carpet free, with fans and windows that actually get light. Storage is built in where it counts. Nothing in these rooms is competing with the living space, which is the right order for a house at this price.

Both bathrooms have been done. One is grey tile, a white vessel basin on a solid timber vanity, a mirrored cabinet, and a walk in shower with a rain head and handheld. The other holds a full bath in marble look tile, a white vanity, chrome taps, and a mosaic floor. Towel rails, mirrors, niches. The finishes are consistent, which is where a renovation either holds or falls apart. This one holds.

Out the back the living doors land on a brick paved courtyard under a patio roof, wide enough for a table and still leave the shed clear. A roller door and a security screen sit on the house side. The paving runs the depth of the yard to the shed, so you are not stepping through garden to get from the kitchen to the car.

The shed is the extra this block has over a standard three bedroom. Old timber frame, corrugated roof, open bays, a concrete floor, power, and shelving already in. It is a workshop, a boat store, a second garage, or all three.

The yard is low maintenance and already planted. Lawn at the back, tan gravel and white pebble along the fences, succulents in block planters, and a row of small trees on the boundary. A Norfolk pine stands just beyond the fence. Color bond on the sides, a side gate, and enough room to add a patch of lawn or leave it as it is. The work is done.

Beachlands puts the beach to the west and Geraldton close in. The recreation ground, the primary school and Queens IGA are all a short drive, and the port sits on the skyline rather than on the doorstep. This is the residential end of town, not the tourist strip. Schools, the highway and the town center are an easy run.

What you are buying is a renovated 3x2 in immaculate condition, inside and out, on a block with a proper shed and rear access. The floors are timber, the walls are fresh, the bathrooms are finished, and the outdoor areas do not need a weekend of work before you move in. Sensible for the price, and finished to a standard you can see.
