Offering uninterrupted Grampians views and positioned just 20 minutes from Dunkeld and Cavendish and 30 minutes to the regional centre of Hamilton, the property features a quality, architect designed brick home with in-ground pool and tennis court.

The well maintained three bedroom, two bathroom 1980s home is immediately welcoming and features open plan living and a family friendly floorplan.
The kitchen contains new appliances including a wall oven with inbuilt air fryer, convection microwave and separate grill, as well as a large four burner electric cooktop and a dishwasher. The open plan living space wraps around the kitchen and has two dedicated living zones, a dining space, and bar – a great addition for the keen entertainer. A new Jindara wood heater warms this space beautifully in winter, while ducted air conditioning throughout is a useful addition in summer. There are also quality double blinds throughout. A separate home office rounds out the living spaces and provides the ideal space to work from home or a smaller fourth bedroom if required.

The master bedroom is positioned at one end of the home and contains a wall of built-in robes, a split system and an ensuite with shower, vanity and toilet. Bedrooms two and three can be found at the opposite end of the home, both with built-in robes and large windows highlighting garden views. The bathroom setup at this end of the home is ideal for busy mornings, with the shower and bath in one room, a separate toilet and a powder room with large vanity servicing both. A spacious laundry with external access completes the package inside.

The love bestowed upon the immaculate, well-established garden surrounding the home is immediately evident. From roses, irises and wisteria, to a small orchard containing pear, apricot, nectarine, plum, apple and goji berry trees, the attention to detail is outstanding. There are numerous options for entertainers in the fenced house yard, including an undercover alfresco area at the home's rear, a separate rotunda further down the yard, as well as a paved fire pit area. The fenced in-ground swimming pool with solar blanket is sure to be well utilised, as is the tennis court. Further external features include a large lock-up workshop and garage, two 90,000 litre (20,000 gallon) rainwater tanks, a chook pen, sprinklers on the roof for fire protection and solar panels supplementing electricity to the home.

Coolanure offers the new owner ease of operation with a beautifully laid out farm, serviced by internal laneways, and featuring 'as new' undercover sheep yards with bugle draft and double drench race, with all work areas concreted. An older shearing shed has had a three-stand raised board conversion. There are three machinery sheds and two permanent silos adjacent to the woolshed and permanent dam water plus bore to tank and troughs. Improved pastures with strong fertiliser history. Genuine red gum country that responds well to any rain.

The farm has had 40 years continual fertiliser history and was sown down many years ago and has recently begun renovating, again to perennial ryegrass and clovers. All paddocks have dams, (some dams permanently spring fed), with some paddocks having security of being double watered by submersible in bore to tank and reticulated to troughs. There is a good stand of scattered mature redgums throughout the property, offering great shelter and shade to livestock all year round.

The vendors of Coolanure are motivated to sell!
